Position Summary: The Property Manager is responsible for all aspects of Interlochen’s year long housing, including lease execution, property inspections and tenant issues. This person will work in collaboration with HR for new hires, Maintenance for repairs and Payroll for rental payments. When not operating in the Property Manager capacity, this position serves as assigned staff for the front desk of Stone Hotel
Essential Duties:
Partners with Human Resources to assign new employees rental units, provide appropriate housing information to new occupant and conduct new tenant procedures.
Coordinates semi-annual property inspections by notifying occupants of inspection, conducting inspection and executing appropriate procedures when the rental unit is in unsatisfactory condition.
Evaluates all tenant work order requests and submits work orders for maintenance requests that violate covenant of fitness and habitability.
Stays abreast of Michigan tenant law and provides recommendations for policy, procedure or document updates as needed. Reviews lease agreement, community rules and housing policy on an annual basis to ensure compliance with applicable Michigan laws and ICA employee housing philosophies.
Manages all required communication to rental occupants.
Partners with Maintenance and EVS on tenant move out - including final walkthrough for deposit refund and when property will be able to be occupied by new occupant.
Completes audits to ensure compliance with Michigan law and ICA policy. Proactively communicates concerns to the Head of Human Resources.
Serves as Stone Hotel Front Desk during assigned shifts by:
Greeting and registering the guest providing outstanding guest service during their stay and settling the guest's account upon completion of their stay
Checking in guests making and modifying reservations hotel operator and concierge duties
Providing attentive courteous and efficient service to all guests prior to arrival and throughout their stay while maximizing room revenue and occupancy
Handle check-ins and check-outs in a friendly efficient and courteous manner
Maintain proper operation of the telephone for guest requests
As needed support guest items such as luggage, messages, packages, amenities or other items requested by guests or team members
Maintain an up to date working knowledge of all property amenities as well as any special events local area attractions and things to do around the hotel
Cross train to support Assistant General Manager and General Manager responsibilities as needed.
Seeks the best use of materials, equipment, and staff to maximize efficiency and effectiveness.
Complies with ICA policies/procedures and acts as a good steward of ICA finances.

Prioritizes duties in a manner consistent with organizational objectives and growth.

Required Experience:
Education: Bachelor’s degree preferred but will consider an Associate’s degree with applicable experience.
Experience: 1+ year of people and project management experience required. Hotel/hospitality/rental experience preferred
Equipment Familiarity: Mac computers, Google Suite
Certifications, Licenses or Special Training:
Must meet and maintain background screening requirements as detailed in policy 12.HR.01 Pre-Employment and Employee Background Checks.

Knowledge of Michigan Rental Laws
Ability to plan workload appropriately - must be able to fluctuate between both hotel and employee housing with hotel needs during busy times taking priority
Attention to detail coupled with the ability to interpret data and create action plans to address trends
Ability to maintain confidentiality and instill confidence with key stakeholders
Ability to follow and execute specific verbal and written instructions
Ability to communicate effectively, both verbally and in writing
Advanced verbal and written communications skills; ability to edit, write, and utilize critical reasoning skills to ensure communicates meet legal requirements and deadlines
Ability to promote and maintain positive interaction with all internal and external stakeholders

Physical: Primary functions require sufficient physical ability and mobility to work in an office setting; to stand or sit for prolonged periods of time; to occasionally stoop, bend, kneel, crouch, reach, and twist; to lift, carry, push, and/or pull light to moderate amounts of weight (up to 35lbs); to operate office equipment requiring repetitive hand movement and fine coordination including use of a computer keyboard;and to verbally communicate to exchange information.
